Homeowner Responsibilities @ Traditions:
Following are a few of the key responsibilities as explained in the Declaration of Covenants and Restrictions (amended August 5, 2020) and agreed to at closing. Violations are taken seriously to ensure the neighborhood maintains consistent standards.
- Garbage must be in garbage bins/dumpsters. Per the Bowling Green City guidelines, Scott Waste Services is the sole contractor for waste collection at Traditions. Bins may be out the evening prior to pick up and put away promptly after pick up. Unless it is pick-up day, all garbage cans and containers must be concealed from view.
- Boats/Watercraft, campers, tractors of any size, ATVs… Portable storage containers are prohibited and can only be parked for no more than 48 hours.
- Only common household pets are permitted.
- Reptiles, livestock, rodents, poultry cannot be raised or kept on the property.
- Pets must be kept on a leash at all times and under physical control of owner, family member, or their guests.
- No portion of the property can be used for storage that will cause unclean, untidy conditions, emit foul odors.
- No noxious/offensive activity that could cause embarrassment, discomfort, annoyance or nuisance to another property owner.
- Dog waste stations are provided around common areas – owners must clean up after their pet. Dogs are not to be allowed on any individual’s property. This includes bushes along sidewalk, etc
- No unclean, unsightly condition of property, i.e, service, repair assembly or disassembly of motor vehicles /equipment.
- Property owners are responsible for (at owner expense):
- Large scale tree trimming / maintenance
- Landscape lighting bulb replacement, built-in security lighting and fixtures
- General, regular weeding of flower beds on their property.
- Replacement of any bushes, tree, flowers, etc on their property.
- Maintenance of their lawn irrigation system.
- Not allowed (this is only a small excerpt, please read Covenants for entire listing):
- Clotheslines, dog runs, add-on window air conditioners, trailers
- Signs, billboards- except realtor or for sale by owner signs (this includes political signs).
- Street parking- except short- term parking for social gatherings.
- Satellite dish, antennae, etc, must be approved by the Board of Directors
- Construction of fences, patios, basketball goals etc must be approved by the Architectural Committee with Board approval.
- Discharge of firearms, including BB guns, pellet guns, and all firearms
- Yard Sales or businesses involving employees or customers.
